Facebook is at it again – and this time the changes are pretty darn cool.

Hey Gang, we’re doing some cool stuff over at the Real Estate Referral Group and I wanted to write a quick post to get you all caught up.  January was a spectacular month check out these stats:

Jan 2010- 92 Referrals

Jan 2011- 153 Referrals

That’s a 60% increase in referral volume.

I avoided it for a long time but my friends finally dragged me onto Twitter kicking an screaming.  It’s been a few months and I’m already starting to wonder why I didn’t do it sooner.  I’ll be writing more about twitter in future posts.

Now that I see the value in Twitter I think the time is right to share the Real Estate Referral Group’s ***Referral Alerts*** via twitter.  I’ve met plenty of smart people using it and I believe this will benefit the group in two major ways:

1.  More people see the referrals – more of them have a chance to reply – better chance of referrals being placed.

2.  More referrals placed – more people use the group – more referrals.

We’ve only been online one day and here are the stats:

And just in case you like video, I made this video to share some stats + highlight some of the hottest conversations over the last few days.

What I’m about to tell you is gonna seem silly, but it has worked for me and some of the other smart people – so that should be reason enough to give it a try.

For some reason this time of year we seem to be more inspired around the Real-TechGuy Labs. Last year we figured out how to get way more page views and fans with one simple adjustment.

That “adjustment” led to adding 900 fans to the Real Estate Referral Group in just two days.

Well, we’ve done it again (actually my VA has done it again, I just get the credit for it.) For most of last year my page was averaging just under 200,000 impressions per day. Then my VA Jason came up with an idea that yielded these results:

This years change is just as simple as last years change yet it brought my impressions up almost 150%.  Can you guess what that change was?  Watch this 1 minute video to see if you guessed correctly:

Once upon a time a long long time ago I showed agents how to create a friends list so they could keep an eye on the referrals coming from the Real Estate Referral Group right from their home page.

Well, that was back in October of 2009 and the latest set of Facebook changes has altered how you see your friends list.

That’s why I created this video to show you how to find your friends list on Facebook.

With the rise of Search Engines, Social Networks, and Online marketing Who needs a REALTOR™ anymore?

This had been in the back of my mind for quite some time, it wasn’t until I read What Would Google Do by Jeff Jarvis when I realized that Agents were in big trouble if the only thing they brought to the table was the MLS.

In the past two weeks I’ve had two separate conversations with smart people who think Real Estate Agents are in trouble if they don’t shift with the times. The once prized MLS is just a commodity that can be found on tons of sites everywhere, so the question is…

What do you bring to the table if it’s not the MLS?

I suggest you make a list of the things that you uniquely bring to the table. When you’re making that list be sure to only include things that only you bring to the transaction (a title company or attorney can help with contracts, an inspector can help with repair ideas.) What is it that ONLY you can bring?

Once you’ve figured out the answer, create your internet presence around it.

People aren’t looking for houses – after all, a house is just a box. They’re looking for lifestyle, they’re looking for status, they’re looking for good schools – so build your presence around those things and you can’t go wrong – because when they’re looking they’ll find you.
