			<content:encoded><![CDATA[<p></p><p>I don&#8217;t blame you for wondering whether or not you can really sell a house using Social Media.</p>
<p>If you were to rewind the clock 100 years I bet people back then were thinking, can you really sell a house using a Newspaper?  The answer to both questions is yes, but today one is more effective than the other.</p>
<h3>Case Study: Using Social Media to Sell a house</h3>
<p>It&#8217;s easy to dismiss the power of New Media marketing in the Real Estate business, mostly because it&#8217;s so new.  We don&#8217;t have enough social proof that it really works.  That&#8217;s the reason I&#8217;m writing this post today, I found a case study that&#8217;ll knock your socks off.</p>
<p>My friend Tim Moore wrote about how he used Social Media to sell his house in just 50 hours.  I ran across his post this weekend and was amazed with his results.  I highly recommend you read his <a href="http://sayitcommunity.com/Home/59" rel='nofollow'>Case Study: How I Sold My Home in 50 hours.</a></p>
<h3>Takeaways from the Case Study</h3>
<p>Tim&#8217;s success was largely due to the fact that he already had a well developed network.  He also did all the work to make it easy for people to get and share information about his house.</p>
<p>I don&#8217;t want you to run out and start streaming your listings down your social profiles, instead I want you to think about HOW you can build up a highly responsive network without all the usual sales B.S.  Selling online is totally different than selling offline, you have to learn how to create buzz &amp; generate interest.</p>
<p>If you&#8217;re just starting out you should focus on building a high quality network by sharing good useful info (that&#8217;s what Tim does.) Then and only then can you garner enough attention when the time is right.</p>
<p>The reason I shared this is to show you that it&#8217;s possible to use Social Media to sell houses.  This doesn&#8217;t happen over night though, you have to be committed to using the platforms to build real connections.  If you&#8217;re not sure how to do it, I recommend you get help.  Either get some training, or hire a consultant to shortcut the time it takes to build a powerful social network.</p>

<p>Everything you do online should have a clear value proposition for your network.  If you want people to listen you have to say something worth listening to.  If all you&#8217;re doing is advertising prepare to be tuned out.</p>
<p>Why am I writing this?</p>
<p>To help you STOP being lame.  Yesterday I posted a &#8220;Conversation Starter&#8221; on the Real Estate Referral Group which gave agents a chance to shine (if they said the right thing.)</p>
<p><a rel="attachment wp-att-2330" href="http://real-techguy.com/2010/01/20/piece-advice-real-estate-agents-stop-sucking/realtors-stop-being-lame-2/" rel='nofollow'><img class="aligncenter size-full wp-image-2330" title="realtors-stop-being-lame" src="http://www.real-techguy.com/wp-content/uploads/realtors-stop-being-lame1.png" alt="" width="578" height="204" /></a>Here&#8217;s how this works&#8230;  I post the question and the Fans of the page give answers in the comments section.  Pretty simple right?  What you have to keep in mind is the more replies we get the more people on Facebook will see this.  For those of you not in the &#8220;know,&#8221; that&#8217;s the real power os social media&#8230;Conversation.</p>
<p><strong>Commenting on this thread does two things:</strong></p>
<ol>
<li>Gets the &#8220;thread&#8221; in front of more people.</li>
<li>Showcases a bunch of smart answers that homebuyers can use.</li>
<li>Gives REALTORs a chance to advertise (without advertising) &lt;&#8212;more on that in another post</li>
</ol>
<p>Here&#8217;s an example of Doing it Right:</p>

<p>While the two comments on the first photos are adding value to the conversation the two comments on the second photos are SUCKING value from the conversation.  Do you think buyers will want to work with people who always TAKE or always GIVE?</p>

<p>The first thing that Chris mentions in his post is<strong> blogging</strong>.  He recommends starting a blog about the  area where you&#8217;re selling.  Tons of REALTORs are missing this amazing opportunity to prospect on the web.</p>
<p>Basically you can break this down into a very targeted area which is sometimes referred to as your &#8220;farm area.&#8221;  If this task seems daunting at first, try thinking about it as a newsletter.  You don&#8217;t have to be the best writer to create good content.  Some of the things you can include in your weekly blog are:</p>
<ul>
<li> Local Events Calendar</li>
<li>Local News</li>
<li>Legislative Updates</li>
<li>School Calendars</li>
<li>New Restaurants and Stores opening</li>
</ul>
<p>It&#8217;s not too hard to come up with content ideas weekly when you&#8217;re sharing neighborhood specific information.  I recommend you blog at least once a week because it helps with your search engine rankings as well as keeping your page up to date and relevant.</p>
<h2>Blogging Tools for REALTORs</h2>
<p>I thought I&#8217;d also include a couple of blogging tools to help you get started.  I&#8217;ll also give you my thoughts on each one of these tools.</p>
<p>If you want an easy to start blog which requires ZERO skill then I suggest you go with <a href="http://www.blogger.com" rel='nofollow'>Blogger.com</a>.  This platform is easy to use and gets indexed by Google very quickly.  The downside is that you&#8217;re limited on customization (which makes branding a problem.)</p>
<p>Another platform that REALTORs are using for blogging is <a href="http://activerain.com/action/referrals/real-techguy" rel='nofollow'>Active Rain</a>.  The AR community is full of smart Real Estate Agents using Blogging as a prospecting tool.  This is a great way to get ideas on how to create that &#8220;neighborhood newsletter&#8221; type of blog.  The downside to this network is that you have to pay to make your blog public (indexed by Google) and customization is limited.</p>
<p>My favorite platform for blogging is WordPress.  You have two options:</p>
<ol>
<li><a href="http://wordpress.com/" rel='nofollow'>WordPress.com</a> is the free hosted version.  This gives you a blog which is semi-customizable and indexed by Google immediately.</li>
<li><a href="http://wordpress.org/" rel='nofollow'>WordPress.org</a> is a free download, but you&#8217;ll have get it hosted.  There are tons of advantages to using this version including the fact that you&#8217;ll own the domain, you have an unlimited amount of plugins to customize the look and feel of your site, and it&#8217;s built to be indexed by Google quickly. (By the way, this site is running on WordPress with a custom Thesis theme.)</li>
</ol>

<p>Next month will be the Real-TechGuy&#8217;s first birthday.  I couldn&#8217;t have told you a year ago whether or not anyone would be interested in what I had to say, but here you are.  As a community we REALTORS are growing.  Together we&#8217;re learning how to take on this new challenge in marketing and communication.  Each day I&#8217;m inspired by your questions to create new and better content to help you succeed.</p>
<p>I&#8217;ve learned so much in the last year and I owe it all to you, my readers, friends, and fellow REALTORs who have given me so much great feedback.  You&#8217;ve guided me in the right direction enabling me to help you better understand this New Media.</p>
<p>Next year is going to be another BIG year in SM.  In fact, I&#8217;m willing to bet you that by this time next year we won&#8217;t even be calling it Social Media anymore, it&#8217;ll just be New Media, maybe even just MEDIA.</p>

<p><img class="alignright size-medium wp-image-1376" title="social-media-business" src="http://www.real-techguy.com/wp-content/uploads/social-media-business-300x199.jpg" alt="social-media-business" width="300" height="199" />Last week I had the pleasure of attending another <strong>Social Media for business</strong> seminar sponsored by &#8220;The Closing Agent.&#8221;  I couldn&#8217;t help but laugh when I realized this uber high-tech class was taking place at the Beardall Center in Orlando, Florida.</p>
<p>I&#8217;d like to say I was there to learn, but the truth is I was really there to spy on them.  The speaker was Amy Jantzer from <a href="http://www.weedott.com/blog/" rel='nofollow'>weedott</a>.  She had a &#8220;Presentation Zen&#8221; styled power point using bright red graphics against a black background (she gets style points for that.)  For those of you that aren&#8217;t familiar with &#8220;Presentation Zen&#8221; it&#8217;s a movement to improve the state of power point by using more pictures and less bullet points.</p>
<p>Her presentation was focussed on 4 main Social Networks</p>
