Finding the Best Keywords with the Tech Savvy Agent

Finding the best keywords can be critical to your online marketing in creating a funnel of new real estate leads every month.  A common mistake Non-Tech Savvy Agents make is not taking advantage of the right tools when getting started and guessing what is relevant, so I wanted to share some must know tips, tricks and resources for ensureing success in Google.

Once you’ve established where to find the best keywords, you can then leverage them in a number of ways like your blog, domain names, website content, etc… and over time you will see a dramatic increase in organic traffic that is extremely targeted.

Find the best keywords with Google Adwords:

The concept behind Google Adwords is simple.  Google wants to show you how many searches are being done for specific keywords so that you’ll buy ads from them.

This isn’t a bad option and is referred to as SEM or Search Engine Marketing, but can become expensive for many of the most sought after phrases like “Orlando Real Estate” or “Homes for Sale in Orlando”.

I use adwords to research popular phrases, then I take the best keywords and optimize my blog content for it.  This is a great way to test keywords in real time.

Targeting the Best Keywords:

While the concept of SEO and SEM may be new to you, it isn’t new to many agents and companies who you will be competing with in the search engines. Check out the chart below for the results for “Orlando Real Estate”.

In theory it would be great to be #1 in Google for this search, but look at the competition level and the global search volume.  Try to avoid any keywords that return the highest level of competition as it will be difficult if not impossible to rank on page one where you need to be.

Also, many search terms that carry a high volume of searches monthly may not be as targeted as you would think.  Maybe there is another Orlando in a different part of the country for example.  Think about the way you search.

You probably start with “Restaurants in Orlando,” by the time you find where you are going to eat you probably went back and searched something more specific like “Thai restaurants in East Orlando”.  Take that approach when you are using the Keyword Tool in Google.

The Best Keywords are Hyper Local:

Are you really looking to dominate your entire city or just a small portion in an affluent area?  Maybe even more specifically 3 neighborhoods in that area?

That should be the approach you take to your keyword selection.  Look at the example below to see that “East Orlando Homes for Sale” doesn’t have nearly the number of searches, but it is also way less competitive and more targeted.

If you park at the top of Google for a search that is done 200 times a month and is targeted, you will see ROI on your time and efforts spent much more quickly than if you would have targeted “Orlando Real Estate”.

What are you waiting for, get the best Keywords Cheap?

Once you have discovered the best keyword combinations that are both targeted properly and obtainable due to competition level now what?

You want to focus your efforts on content that backs up these search terms.  Google sees everything from your domain name, to the title and body of your post as content, so be sure it all matches.

    Nice post! You're right… the 'guessing game' is definately NOT the way to go with keywords and SEO! Google AdWords is a great tool. Internet marketing should be cohesive and your keywords/phrases should stay consistent throughout your blogging, social network pages, website, etc. Curious… what was your best blog post from the standpoint of ROI and referrals back to your site? Thanks for helping clarify the path that should be taken to do this 'thing' right!!

    Thanks Wendy. I had a hunch that the iPad would be searched like mad and confirmed it through the keyword tool. By making it “hyperlocal” and adding Realtors, Real Estate and MLS to the tags it has been parked on page one Google for just about any search with iPad and any combo of the other keywords. In the last 30 days we have seen over 200 organic views through Google alone for phrases that include iPad in them! Also another hunch I had was that Contact Management Systems may be searched a million different ways and I found that CRM was by far the most common. Another goldmine of traffic!
